Restrictions and Responsibilities

  • The association shall maintain, repair, replace and keep in a clean and sanitary condition all of the common elements of the association.  In the event that such maintenance, repair, or replacement was caused by the negligence or misue of a Unit owner or Occupant, such expense shall be charged to such Unit Owner. 
  • Each Unit Owner shall maintain, repair, replace and keep in a clean and sanitary condition, at his own expense, all portions of his or her unit. 
  • Architectural Review Committee approval required: Yes. No Unit Owner shall make any structural additions, alterations or improvements in or to any Building or Garage, nor shall he paint or otherwise decorate or change the appearance of any portion of the exterior of any Building, without prior written consent of the Board of Directors. 
  • Association's Right To Remove Violation:  Yes
  • Building exterior: Association
  • Campers, Trailers, RVs, etc: No owner shall cause or permit to remain on the Property any truck, bus, camper, boat, trailer, all-terrain vehicle, glider, airplane, or any other mode of transportation of whatsoever nature or description other than automobiles, bicycles, motorcycles, pick-up trucks of 1/2 ton capacity or less and small vans. Even said automobiles, bicycles, motorcycles, small pick-up trucks, and vans will not be permitted unless they can he parked within the Owner's designated parking area and/or garage. 
  • Carports: Association
  • Clothes Lines Allowed: All clotheslines, equipment, garbage cans, woodpiles and storage piles shall be confined to the patio of the respective Unit and kept screened by adequate planting or fencing, at the expense of the Owner, so as to conceal them from view of neighboring Units and Common Elements. All screening, fencing or pleating must be approved by the Board of Directors pursuant to the procedure set forth in Section 6.12.

  • Garage: Garage Units shall be used for and shall be the designated parking space of the Owner's motor vehicles. Garage Units may be used for other miscellaneous storage purposes in a manner consistent with their purpose as residential garages accessory to home ownership. 
  • Garage Sales permitted: Prohibited except with organized by a community event.
  • Gas for unit: Owner

  • Lease/Rental Restrictions There was an amendment to bylaws in 2009 that states that buyers after that amendment can’t lease out their units. Buyers before that amendment are grandfathered.

  • Parking restrictions: All visitors must display parking pass provided. Each unit should have 2 passes and replacement passes are $25.00 each.
  • Patio: Owner
  • Pet restrictions: No animals, livestock or poultry of any kind shall be raised, bred or kept on any part of the Property, except that dogs, cats or other household pets may be kept by the respective Occupants in their respective Units provided that they are not kept, bred or maintained for any commercial purpose and do not endanger the health or, in the sole discretion of the Board of Directors, unreasonably disturb any Occupant of another Unit. Each dog, cat or household pet must always be kept under a leash or within a cage and in no event shall the pet be allowed to enter the recreational areas. Each Occupant keeping or maintaining a pet shall be responsible for immediately removing the defecation of said animal from the Common or Limited Common Elements. 
  • Residential Purposes Only: The Residential Units shall be used for residential purposes only, except for professional home occupations as do not detract from the residential character and which do not depend on regular visits from the public.
  • Roofs: Association
  • Satellite dishes/TV antennas: Without prior written approval and authorization of the Board of Directors, no exterior television or radio antenna of any sort shall be placed, allowed or maintained upon any portion of the improvements to be located upon the Property.
  • Signs: No advertising signs, "Sold", "For Sale" or "For Rent" signs, billboards, unsightly objects, or nuisances shall be erected, placed or permitted to remain on the Property.
  • Are "For Sale" and "For Rent" signs allowed to be displayed on the property: No advertising signs, "Sold", "For Sale" or "For Rent" signs, billboards, unsightly objects, or nuisances shall be erected, placed or permitted to remain on the Property.
  • Storage Buildings: No
  • Temporary Structures No
  • Trampolines Allowed: No
  • Trash Can Storage: N/A
  • Tree maintenance: Association
  • Vegetable Gardens: Except in the patio of a Unit, no planting or gardening shall be done.
  • Water for unit: Owner
